How your data is handled, in plain language

Plumb Bob is a beta run by a single founder. This page says exactly what happens to what you type, upload, and generate. It is short because the truth is short.

What's collected

• Everything you type or dictate in a session, including property details, borrower and party names, and your notes.
• Photos and documents you upload.
• The reports Plumb generates (XML, PDF, ZIP).
• Usage events (which steps you reached, timings, error counts) — never the content of what you typed, only that a step happened.

Where it lives

• On a disk attached to Plumb's hosting environment (Render, US region), under your account. Other users cannot see your work. The disk and its automatic daily snapshots are encrypted at rest (per Render's published infrastructure documentation).
• Chat transcripts are stored verbatim to support session recovery (/resume) and debugging.

Who and what processes it

• Message text and photos are sent to Anthropic's API (Claude) to do the extraction and analysis — that is the product. Anthropic's commercial API terms state customer content is not used to train their models.
• Voice recordings are transcribed via Groq's Whisper API when voice is used.
• Addresses are geocoded via the US Census geocoder; flood data comes from FEMA's public NFHL service. These receive the property address, not your client's identity.
• The founder can read stored data for debugging. Nobody else has access.

What Plumb does NOT do

• No selling of data. No advertising use. No training of models on your work.
• No "aggregated insights" or data products derived from your reports — your revision rates, comp selections, and condition observations are your work product, not our data business. Some competitors' terms claim those rights; these terms are written to refuse them.
• No submission to the GSEs. Plumb is not a GSE-verified delivery platform. Every output is a draft for your review; you submit through your own verified software, and the signed report remains your professional work product and responsibility.

Retention & deletion

Your data stays until you ask for it to be deleted. Email hello@plumbvaluation.com from your account email and it will be removed within 7 days — there is no automated pipeline behind this promise, just the founder doing it, which at beta scale is the honest description.

The liability sentence that actually matters

Plumb checks reports against the UAD 3.6 schema and a stated subset of the Appendix H-1 rules, and tells you exactly how many rules ran on each report. A PASS from Plumb is a pre-flight aid, not a guarantee of UCDP acceptance, USPAP compliance, or value accuracy. You are the appraiser; Plumb never is.
